Owning a home in San Francisco comes with 99 problems, but selling ain’t one.
Among the problems: San Francisco’s median home values are among the highest in the country, topping $800,000, according to Zillow Research. The city is cold and foggy in the summer, as Mark Twain noted. You also have to keep an ear to the ground for earthquakes.
But when it comes time to sell, you can’t beat San Francisco. Its homes are listed on Zillow for just 51 days on average, and only 5.4 percent of listings take price cuts — making it the best market for sellers in 2016.
The top markets for buying have the inverse situation: more days listed and greater price cuts.
By those measures, the best market for buying is Baltimore, where listings spend an average of 104 days on Zillow, and 12.7 percent of listings take a price cut.
Here’s a look at the top 10 markets for selling and buying.
Many of the metros on the top markets for sellers list have seen huge influxes of newcomers, sending home prices into the stratosphere. Portland had the fastest rising home values in 2016 — up 13.8 percent.
Six of the 10 top buyers’ markets have home values that are appreciating more slowly than the national average — which in 2016 was 6.8 percent. For example, Baltimore home values rose less than 4 percent during 2016.
Home inventories also play a role. Markets with more homes going on the market — for example, Miami, where 14.6 percent more listings hit the market in December 2016 than a year earlier — often lean toward buyers. Miami is the second-best buyers’ market, based on listing days and percentage of listings with price cuts.
However, Boston — No. 10 on the top markets for selling list — saw a 21.6 percent drop in listing inventory in December 2016 from the prior year.
If you’re trying to buy in a hot market, take heart: Most experts in a recent Zillow survey said they expect the overall housing market to switch from a sellers’ market to a buyers’ market in 2018 or 2019 as the market begins to slow.
We got our first peek into Gwyneth Paltrow’s light-filled NYC spread when it was featured on goop, her lifestyle website. Now that the home is on the market, we’re getting an even closer look.
Paltrow and her then-husband, Chris Martin, bought the penthouse in 2007. The couple has since split up, and they’re having trouble unloading their shared home. They originally listed in March 2016, just months before their divorce, for $14.25 million. One month later, they dropped the price to $12.85 million.
When there were no bites on the immaculately decorated 3-bedroom, 3.5-bath masterpiece, the listing dropped off the market altogether.
Now it’s back - and with a new price tag of $9.995 million, the 3,892-square-foot residence is looking more tempting than ever.

An architectural pedigree

Famed L.A. architect Paul Williams, the first African-American member of the American Institute of Architects, built this sprawling Spanish Colonial-style home in 1928. His architecture lives on throughout Los Angeles in homes originally built for Lucille Ball and Frank Sinatra, and in his early work designing public buildings for the Los Angeles City Planning Commission.
Surprise hand-painted wood beams

When designing their home, Chris and Lydia could imagine nothing less for this Prohibition-era mini-ballroom than stately wood beams. Little did they know that when they removed the ceiling drywall, added by a previous owner, they would find these intricate hand-painted wood beams. All the couple had to do was give the beams the pirate-ship light fixture touch they never knew they needed.
What every house needs: two mice with a Ouija board

These mice - who clearly have never seen a horror movie, or they'd know better than to play with a Ouija board - sit under a bell jar in Chris and Lydia's library. Designed by Daniel Hirsch, these mice serve as a daily reminder to never mess with forces you cannot understand.
Griffith Observatory views

In another genius move by Paul Williams, the house was designed to perfectly frame views of the Griffith Observatory. Best seen from the library of their home, the observatory view, marred only by a palm tree in need of desperate pruning, is one of Chris and Lydia's favorite features of their home. Chris vows to someday find the owner, and prune the tree.
Antiques with a romantic history

To use a phrase that has never been uttered before, Chris and Lydia have a sconce story to prove they were soulmates before they even met.
The sconce seen above is one of a set of four. Chris purchased one pair at an antiques store in Los Angeles to go in his first home, having no clue where the fixtures came from. Lydia got hers from a castle in England, but was only able to get two of them - the other two were missing.
Smash cut to discovering that the love of her life owned the other two from the set. The sconces now face each other in the couple's living room, accented by an intricate piece of art by Kris Kuksi. It's almost as if Chris and Lydia had to get married to reunite the sconces.
