Encroaching on Incumbents, and Pink Realty

I was just reading The Hard Truth about Original Content this morning about content. One part I wanted to highlight, which I 100% agree with:

Better branding is ALMOST NEVER enough to unseat an incumbent. Sure you may steal market share, but good luck getting the top spot.

Literally a couple minutes later, I visited the Inman home page, and saw the news about Pink Realty expanding nationwide with franchises.

Snazzy brand. Vibrant. Loud. Pink cars.

However, I looked around the website. There’s nothing about how Pink Realty is different, from a service, buying experience, or product perspective. I see the same core search experience I can find on thousands of other websites (though this website does look better than most I come across).

I go back to the recruiting challenge I mentioned last week, and leave you with this…

Aka Jay Thompson’s current job.

The question is, who wants to replace Jay Thompson once he retires?

I’m not sure who can fill such big shoes. Few are as like-able, humble, or gracious as the man I still think of as the Phoenix Real Estate Guy.

  • Be the voice and face of Zillow Group in social media communities and groups.
  • Exercise perseverance with dissenting agents and brokers, while maintaining professionalism and consistent message delivery.
  • Handle and help lead and administrate various Zillow Group communities focused on Premier Agents.
  • Actively participate in product and feature development to provide insight and the voice of the agent/broker community.
  • Teach internal “Real Estate 101” classes to Zillow Group employees across the country.
  • Serve as Zillow Group industry voice at various events– emphasizing and focusing on Zillow Group’s mission, goals and products at local, state and national real estate conferences and events.
  • Attend local, state and national events and represent Zillow Group in an effective and professional manor.

Who you are

  • A strategic thinker who has your eye on a long term vision.
  • Someone who works reciprocally with others to create and execute on a long-term strategic plan.
  • Someone with strong written and verbal communication skills.
  • Someone who understands the social media space and wants to build on ZG’s successes.
  • Patient and measured– able to respond to the same questions and concerns repeatedly and with enthusiasm.
  • Ability to respond to dissenting voices in a professional and courteous manner.
  • Able to wade into sometimes hostile discussion while maintaining a professional
  • Collaborative and enthusiastic, but with ability to quickly shift into reactive mode when needed.

Your skills and background

  • 8 – 10 years in real estate sales / brokerage and/or title experience is strongly preferred. Active real estate license preferred, but not required. National Association of Realtors membership preferred but not required.
  • Experience establishing, building and administering on-line communities is a plus.
  • Superior written and verbal communication skills required.
  • Strong knowledge and understanding of key social media platforms.
  • Ability to take “corporate speak” PR messaging and convert that to a personal voice without losing the key points of the messaging. In other words, the ability to personalize and humanize important messaging and objectives.
  • BA/BS in Business, English, journalism, communications or related field is preferred.
  • Public speaking and teaching experience strongly preferred.

Meet the Real Estate Tech Founder: David Shapiro from EquiFi Corporation

In our latest real estate tech entrepreneur interview, we’re speaking with  David Shapiro, co-founder of EquiFi Corporation.

Without further ado…

What do you do?

I created EquiFi to be a blend of a Fintech and Specialty Finance Company. It offers an equity-based home financing product for homeowners and homebuyers and give investors access to home price appreciation in the $30 trillion housing market through the Equity Funding Instrument (EFITM). The EFI is an alternative financing instrument that provides new home buyers with the ability to benefit from an equity co-investment in the purchase of their home and offers existing homeowners a new channel to access the existing equity in their homes.

What problem does your product/service solve?

I help liberate consumers from the burden of overfinancing their homes, thereby creating greater and more diversified wealth while increasing the population of qualified home buyers giving real estate agents a larger market to prospect.

What are you most excited about right now?

I organized EquiFi as a Public Benefit Corporation which is a C Corporation that has a stated social purpose. I am finally getting Wall Street to realize that a PBC can also make money.

What’s next for you?

We are working on an upcoming product launch with mortgage originators and a housing finance agency.

What’s a cause you’re passionate about and why?

Personal financial awareness and financial psychology. I’m an entrepreneur, an author, and a speaker. I’ve written extensively (3 books and countless articles) on financial well-being and needs-based selling. The challenges have never been greater than they are today with the largest generation (millennials) at risk of not learning the single most important component of financial planning…compound interest!

Your Saturday Baseball Post

It’s Saturday, and there’s plenty to be done. We went to the Indians game last night so we’re a little travel-hungover from that trip. But the show must go on here. Especially on Saturday’s in the spring, when baseball is in full swing and every team is promised to be in play.

It’s been a rough stretch for the Dodgers who lost again last night 6-4 in smoggy San Francisco.

Today’s 1980’s song of the week that should be played on a ballpark speaker nearest you is a fitting tune for what is going on with Los Angeles right now.

Optimal Places to Place a Bathroom

The battle for the bathroom is a common occurrence across homes throughout the world. Even people primarily living alone may run into this issue when hosting guests. When the issue about adding another bathroom to the house comes up, space and cost are usually the biggest concerns; but to the surprise of many, space isn’t as big of an issue as originally perceived.

A 3 by 5-foot area is usually all that is required to fit a toilet and sink. If you have a couple more feet to spare, a 5 by 5 can accommodate a small walk-in shower as well. Some common advantages of an additional bathroom can be convenience, adding value to your home, and the additional privacy of not having guests in your private bath.

Let’s look at where you can add a bathroom in the home – and where they are needed most.

Close to Living and Recreational Spaces

In a lot of homes, the placement of the bathroom is usually located closer to the bedrooms or in a central location between both living and sleeping spaces. The idea of having a bathroom close to the den or living room can be very attractive. And for the ultimate man cave, a toilet close by is an absolute necessity. It’s not uncommon to find a coat closet, staircase or hallway in or adjacent to a living space, as they can be the perfect spaces to install a half bath.

When hosting guests, it can be cumbersome to explain directions to the bathroom multiple times, especially if your home is larger or of unique design. Wouldn’t it be easier to just leave the door to your new bathroom open when unoccupied, so everyone can plainly see and take note when the urge to go arises?

Between Two Bedrooms

A convenient and efficient additional bathroom can be used to link two bedrooms together. This arrangement is commonly called a Jack and Jill style bathroom. This can be great for homes with children. Some well-designed Jack and Jill setups allow the use of private areas like the shower and toilet separate from the sink, counter and vanity area.

This style can be an efficient use of your space. Some standard bathrooms can even be converted in some home layouts. You can also save cash by incorporating this design compared to two separate bathrooms: why build and plumb another bathroom when you can frame in a door for less?

Split Your Pre-Existing Bathroom

This may seem like strange advice, but spend some time thinking about the size of your bathroom. Many homeowners possess bathrooms that can be much larger than necessary. Most of the plumbing has already been ran, allowing you to tap into water and drain pipes without making long and costly runs of pipe; this can be one of the major advantages of splitting your already existing bathroom. Though it sounds silly at first, making use of an over-sized bathroom by splitting it can give you the extra bathroom you need at a lower cost.

An additional bathroom is probably one of the most wished-for additions in smaller and older homes. Even in small homes, where it may seem unlikely to have the space, room can be found to make this addition. These optimal places for a new bathroom can potentially save time, frustration and money, depending on your exact configuration.

8 Ways to Incorporate Your Passions Into Your Home Decor

Your home reflects who you are, and you're way more than a selection of tasteful paint and furniture. Why not celebrate your passions by incorporating them into your decorating? When your talents, skills, and hobbies are on display as a natural part of your decor, you feel more inspired and more at home.

You don't have to re-make your life to incorporate your passions into your home decorating. In many cases, just a small change of storage or placement will make all the difference - and you may even save money because you're using items you already own.

If something makes you happy, bring it out and let it shine.

Store your tools in arm's reach

Many creative hobbies come with beautiful tools. Don't hide your paintbrushes or yarn - show them off with pride of place!

Make sure to put tools you use frequently in accessible places where you can grab them. Nothing's worse than being inspired to create and having to wrestle a guitar off the wall or extract a crochet hook from the back of a cabinet. A good rule is to keep anything you use once a week or more within easy reaching distance.

Display seasonal equipment year-round

Just because you can only ski a few months out of the year doesn't mean you forget about hitting the slopes. Keep your seasonal passions alive by keeping them in sight, but out of the way.

Mount skis or fishing poles over a door in the off season. If you have space above kitchen cabinets, that's a great place for the gorgeous fondue set you only use in winter. You could even ceiling-mount a canoe paddle - or the whole canoe if there's room. The good thing about most seasonal equipment is that you use it outside, so you don't have to worry too much about interim storage.

Put your talents to work

Give your creative passions room to shine in everyday life. If you're great at calligraphy, try writing a stylish meal planning list for your week, or a framed school checklist by the front door.

Woodworkers can make anything from cutting boards to furniture. If you embroider, make your own cushion covers and embellished hand towels. Potters, once you fill your mug cupboard, branch out into making planters and wall hooks.

For almost any art or craft, there's a practical application, so make it a fun challenge to find yours.

Bring the mass-appeal objects into the conversation

When you have an interest in common with someone, the conversation just flows. That's why it's great to have some pop-culture touchpoints in your living space. Items like framed vinyl albums give your guests an easy way to learn about your interests and start talking.

Not everyone is going to be able to engage about your 19th-century Japanese chisel, but almost everyone who sees your framed program will remember the first time they heard about "Hamilton.”

For a living room where you entertain friends, or a home office where you have clients, these objects can help create connections.

Let your collection tell a story

When you're a collector, every piece has a story. As a whole, the items in a collection tell a narrative of their own history and how they came into your life.

Keep collections in a place of honor where the whole story can come together. Cabinets and display shelves are great for 3D objects like glassware, figurines, and curios, and albums are perfect for stamps, old photos, and ephemera.

Active items inspire action

If you need a little motivation to practice your passion, let your decor help inspire action. Match each inspiring object with the place you're most likely to need a boost.

If you aren't feeling your usual gourmet self, display your antique bakeware in your kitchen. To help with writer's block, display your diploma, your first pitch acceptance letter, or special first editions of your favorite books over your desk. Hang athletic medals and photos of you at the finish line over the shoe bin near your entryway to encourage you to go for a run.

Match the vibe of the room

In general, keep the purpose of the room in mind when deciding where to display your prized possessions. Don't just go by where you have available wall space; take time to find the right fit.

A shelf of antique clown toys can look great in an office or playroom, but might not feel restful in your bedroom. And your championship soccer cleats or a signed football may be perfect inspiration in your workout room, but they're less than appetizing hanging in the dining room.

Mellow treasures set the mood

Some of your possessions are just for you, and spark special memories and feelings when you see or touch them. If you have an object that brings your comfort, place it according to how it makes you feel. Does that beach rock make you feel calm? Keep it by your bedside.

If your grandpa's old pipe reminds you of how he taught you to read, keep in in a display case on a bookshelf or by your desk.

These are just a few of the ways you can bring your passions into your home decorating. Hopefully these ideas inspire you to bring your most important possessions into your decor, so you can keep those passions alive in your daily life.

A few weeks ago, I shared the news that Compass was entering the Seattle market. The wait is over — they’ve opened their doors, via a partnership with Northwest Group Real Estate. I’m anxious to watch how Compass positions themselves in the Seattle market over the next 12-24 months. Home warranty is a rather small niche inside real estate but it has been constantly picking up to an extent that a single company, namely American Home Shield, is turning over more than a billion dollars every year. It’s true that American Home Shield is by far the most recognizable name in this industry with an estimated market share of more than 60%, but still, it is pretty mind boggling to realize they turn as much revenue as they do considering it’s a fairly cheap service that only nets $616 per customer per year on average.

American Home Shield does not advertise the precise number of customers using their service but by applying simple maths it is safe to assume that the number is higher than 1.5m households, which is more than 10% of all American households! If we take into account that American Home Shield is not the only company around offering these type of services, we can estimate that 1:5 American households owns a home warranty.

How did such an obscure product has achieve such greatness? The answer is, as always, marketing. In fact, the product itself is notoriously problematic so the marketing departments of home warranty providers had a dual challenge – get more customers interested, and additional, fixing the poor reputation. They have successfully done so by using the following methodologies:

Working with BBB and other complaint sites

The largest and most successful home warranty companies started amending their poor reputation by working with mediation sites like the Better Business Bureau. For example, American Home Shield’s BBB rating is B in spite of 82% bad feedback and more than 10,000 complaints in total. The firm managed to resolve the vast majority of complaints and satisfy disgruntled customers, restoring its good rating and the public’s trust in it.

Working with affiliate sites

The top home warranty companies work with affiliates that send through referrals in exchange for a commission fee. Such affiliates include Consumer Advocate (massive site) and Review Home Warranties (a niche specialized guide). This makes home warranty companies appear more trustworthy and reputable, as well as the direct benefit of getting quality traffic to their website.

TV advertising

American Home Shield has a brilliant commercial airing on national TV and creating brand recognition and awareness. It provides insight on the nature of the service, who needs it, and why, within a one-minute timeframe.

These commercials made American Home Shield almost synonymous with the term “home warranty”. In fact, there are almost as many searches on Google for American Home Shield as there are for any type of home warranty!

Website content / blog

All the large home warranty companies have significantly improved their website’s content over the past few years. Most of them are boasting freshly updated blogs with helpful tips for homeowners that can attract more generic type of audience and use soft-sale technique.

A better service!

The home warranty industry could not have sustained if all clients were disgruntled for prolonged periods of time. With no ear-to-mouth recommendations or recurring clients, you just can’t reach the levels of growth this industry has been experiencing. It is reasonable to believe these companies are improving their level of service as the most substantial part of the process of restoring their reputation.

Concluding words

The home warranty industry was facing a major challenge which has been overcame through a multidisciplinary approach and the industry is now stronger and bigger than ever. There will be more challenges ahead, of course. At a market share of approximately 10% of all American households, this industry is no longer “under the radar”!

Stay active
Anything that aids in general fitness should boost your circulation. When you work out, try both:

Meet the Real Estate Tech Founder: Maia Bittner from Pinch

In our latest real estate tech entrepreneur interview, we’re speaking with Maia Bittner, co-founder of Pinch.

What do you do?

I’m the cofounder at Pinch, and I work with my cofounder Michael Ducker to run our business and partnerships strategy. He’s more technical than I am, so he leads the product and engineering sides of the company, and I focus more on sales and relationships. I’m really passionate about the zero to one stage of a company: getting things off the ground, finding product-market fit, and convincing people saner than me to help me out and come work with me!

What problem does your product/service solve?

Our product builds credit scores for millennials. Millennials are pioneering a new lifestyle that is based more around renting and less around using credit to make big purchases like housing and cars. Most credit reports rely on those purchases to build the credit score that’s used to qualify you for loans, employment, apartments, and car insurance. Pinch reports apartment rental payments to the credit bureaus so that our customers can still bulk up their credit report in a way that works with their lifestyle.

What are you most excited about right now?

Seeing the impact! We only launched on January 1, and to be honest, we weren’t sure how big of an impact our service would have. Since then, I’ve loved seeing how stoked tenants are about Pinch – the reviews are coming in on the app stores, social media, and email. We’re building a product that makes a meaningful difference in the lives of average Americans.

What’s next for you?

I believe that renting is a lifestyle that’s here to stay. I really want to report other rental payments too: things like renting furniture, cars, electronics, etc. Frankly, it’s more innovation than apartment rentals, so it’ll take longer to develop. I’m working closely with the credit bureaus to design what that would look like, and they’re excited about accessing more data on customers that they know so little about.

What’s a cause you’re passionate about and why?

Well, it’s not far from my company, but I really care about women in tech. I volunteer as a mentor for several women, organize a networking event www.seriesxx.com, donate to SheEO, advise/invest in startups with female founders, and have pioneered novel forms of hiring that are more equitable. So I spend a fair bit of time, money, and energy supporting women and then evangelizing that work I’m doing.

A Brand New Horizon Home Page

A couple weeks ago, we finally deployed the new home page for Horizon. The old home page was more of a “how it works” landing page than an aspirational story showcasing “why you would want to use Horizon”.

The goals for the new home page were as follows:

  1. Appeal to visitors coming to Seattle
  2. Appeal to hosts in Seattle
  3. Connect Stay a Night, Give a Night to the Horizon brand
  4. Ensure people understand Horizon’s mission of using the power of community to unlock travel opportunities and a community funded movement they should support financially if they want to see it continue to get better (and reach more people).
  5. Provide social proof that real people have used to platform to find places to stay, and real communities are using it to facilitate homesharing among their members.

Could Clayton Kershaw’s Next Contract Surpass Bryce Harper’s?

The bulk of the talk about baseball’s pending free agents has centered on Bryce Harper and with good reason. The young outfielder for the Washington Nationals could very well sign baseball’s first $400 million contract in the off-season. He may not get that much; it will likely depend on how many teams decide to engage in the inevitable bidding war for his services.

But lost in all the talk over Harper’s pending riches has been another contract that could be just as lucrative. It will not be a ten-year deal, but it could very well average as much if not more per season that Harper’s.

Who could be the lucky recipient of such a deal? That player would be none other than the superstar pitcher for the Los Angeles Dodgers, Clayton Kershaw.

Kershaw set a new record back in 2014 when he signed a seven-year, $215 million contract with the Dodgers. The mark made him the highest paid player in the history of the game at $30.714 million. He is currently fourth on the list behind Diamondbacks pitcher Zack Greinke, Red Sox pitcher David Price, and Tigers slugger Miguel Cabrera.

He stands to make $65 million over the next two seasons. But he could also decide to opt out of contract after this season and renegotiate. Why wouldn’t he opt out? If Zack Greinke is worth $34 million/season, surely Kershaw is worth at least $35 million if not more ($40 million?).

Look at what he’s accomplished. In the four seasons since he signed his last mega-deal, his ERA has been sub-2.0 twice, and his highest was just 2.31 (2017). That’s not just great; that’s phenomenal!

He’s been voted into the All-Star game every season since 2011. He’s a three-time CY Young winner, five-time ERA leader, three-time wins and strikeout leader, and has won the NL MVP (2014). Kershaw was an integral part of the team’s World Series run last year.

While they ultimately lost the Series to Houston, Kershaw certainly did his part. He had a masterful performance in Game One (seven innings, three hits, one earned run, 11 strikeouts). Game Five wasn’t a good one for him, but after Yu Darvish blew up early in Game Seven, he came in and pitched four shutout innings on short rest.

If the Dodgers are going to make it back to the World Series this season, Kershaw will likely play an important role once again. They are certainly one of the team’s favored to make it. According to Betway.com, their current odds of winning the World Series are 8:1 (as of April 19).

Will they make it back? It is way too early to say, of course. A couple of injuries have held them back a little. But the season is just a few weeks old. There is a lot of time and a lot of baseball to be played still.

As for Kershaw, he is starting out as masterful as ever in 2018 with an ERA of 1.73, WHIP of .88, and 31 strikeouts to his name in just five starts. He got his first win of the season on April 15 with a seven-inning, two-hit, 12-strikeout performance against the Diamondbacks.

It’s fun to watch, and the Dodgers are already paying him well. But with the ever-changing market putting an even higher premium on pitching these days, could he actually be underpaid? If so, would something closer to $40 million a season be only right?

Performance wise, there isn’t a pitcher in baseball that comes close to measuring up to his production. He definitely deserves to be the highest paid pitcher in the game. But what could keep him from being the highest paid player in baseball is his back.

He’s missed time in three of the last four seasons with back issues. If a team is going to pay someone north of $1 million a start, they are going go want to at least 30 starts a season out of him. Kershaw hasn’t started more than 30 games in a season since 2015.

However, if the Dodgers are not willing to pay him that much, there is another team that likely will. No one is going to make him a $400 million man like Harper. But it wouldn’t be shocking to see him make $40 million a season.

Your Saturday Baseball Post

It’s Saturday – and there’s still some meat left on the bone in April. Hopefully your fantasy seasons have gotten off to a strong start. Saturday is the best day of the week. It used to be the day before I had kids where there was a world of possibility. It brought and restored justice into a week full of clutter. You could go to the gym, take a nap, have some drinks, and conquer the earth.

Now, with kids; Saturday has been reduced to rubbish almost. It’s like any other day – only toys are spread all over my living room. It’s still the best day of the week. There’s a full slate of baseball, and we put the flag at half mass on this day.

Your 1980’s song of the week is a beauty this week. Joe Cocker and Jennifer Warnes with one that may jerk a tear – it reminds me of childhood.

So go and enjoy your Saturday. Hopefully the Dodgers win, but they probably won’t. Hopefully the Reds can get their fourth win of the year, but again; probably won’t. Nothing can ruin Saturday. It’s the greatest.

Everything You Need To Know About Cooling Your Home

Summer may be lazy and hazy, but in many areas of the country, it's also a time of sweating and sweltering in scorching temperatures. To cope, homeowners employ a variety of methods to ensure a steady supply of cool, fresh air.

These cooling solutions include a wide variety of fans and in-home ventilation systems, as well as some tried-and-true techniques from the days before air conditioning. Here’s how to keep your whole home cool this season.

The advent of air conditioners

By far the most common form of cooling in the U.S. is air conditioning, which can be found in more than three-quarters of all homes. Keeping the house comfortable this way, however, can be a costly investment in terms of both equipment and energy use - according to the U.S. Department of Energy, air conditioners use about 6 percent of all the electricity produced in the U.S., at an annual cost of about $29 billion to homeowners.

So, it makes good sense to carefully evaluate your home's cooling options to select the right system to meet your needs.

Tips to stay comfortable, spend less

No matter what unit or system you choose, adjusting your thermostat will make the biggest difference on your electric bill. Start by setting the temperature as high as you can while still comfortable, keeping the difference between indoor and outdoor temperatures as small as possible.

Use the energy-saver mode on window units, and use programmable thermostats for multiroom or whole-house systems so your machines don't do extra work to cool the place when nobody is home.

When you're ready to cool down, don't drop immediately to a cold temperature - starting that low won't speed up the cooling process, but it will make your machine work harder and expend more energy.

If you want to offer your machine - and your energy bills - a little relief, proper ventilation in your home can certainly aid your cool-down efforts. Ventilation improves indoor air quality, removes moisture and odors, and exchanges stuffy indoor air for fresh, cool outside breezes.

Start boosting your home's natural ventilation by opening doors and windows, especially in the evenings. Encourage airflow by installing ceiling fans, window fans and attic exhaust fans to push hot air outside and draw cooler air into your home.

In the summer months, run ceiling fans in a counterclockwise direction, drawing cooler air up from the floor. A whole-house attic exhaust fan will pull hot air into the attic, where attic vents can dissipate the heat. Even positioning a few portable fans near windows or a basement door at night can draw the cooler air from these areas into the home.

Regular maintenance for maximum cool down

Maximize the efficiency of your cooling efforts by performing proper maintenance.

  • Seal the deal. Make sure you have adequate insulation in the walls and ceilings to keep hot air out and cool air in. Caulk leaking windows and doors, and use draft "snakes" to cover the gaps at the bottom of these entry points. Adding aluminum blinds, insulated curtains or window tint film can block even more sunlight from heating things up during the day.
  • Change your filter. This quick and easy chore reduces the burden on your air conditioner, improves indoor air quality, and helps you - and your air conditioner - breathe easier. Check the filter once a month, and clear out any dust particles that might clog the system and force it to work harder and waste energy.
  • Clean the coils. An air conditioner's coils and fins on the outside of the unit should be kept unobstructed and cleaned regularly. Use a soft-bristle nylon brush to gently remove any debris, and hose off any leaves or caked-on dirt. Clean the inside coils using the soft brush attachment on your vacuum cleaner, or wipe down with a soft, damp cloth.
  • Call in a pro. Even though you can DIY most home-cooling work, it’s still important to regularly call a reputable HVAC contractor. An annual system tune-up can keep your air conditioning system working efficiently.

Explore a Tiny, Tropical Treehouse in Hawaii

No one ever complains about Hawaii.

That's one reason why Kristie Wolfe bought a piece of land there sight unseen. She went from spotting the overgrown, verdant lot on Craigslist to chatting with the owner to buying a plane ticket to clear the underbrush for building - all in the span of just two days.

"It could've gone a lot of awful ways, but I didn't see it until I had flown here to start building," Wolfe said. "I had never been to Hawaii, and I knew I wanted to build a treehouse, so I was thinking tropical."

The vision for the 230-square-foot getaway came from sketches Wolfe drew on restaurant napkins. The Idaho native envisioned a lush, lofted escape with a 4-foot wraparound lanai for endless tropical sunsets and rainforest views.

Making that happen, however, would require a lot of hard work - and a chain saw.

"When we arrived, the first step was actually just finding the land. My road was so overgrown that we actually thought the end of the road was down the block," Wolfe chuckled. "After we actually established where it was, the next step was clearing a path so we could come through."

Wolfe had good company for the build: She brought her mom along for the adventure. The two had worked hand in hand since Wolfe was a child and her mother flipped houses around town "before flipping was a thing," Wolfe joked.

For this undertaking, they wanted to maximize every dime, so they used all of their precious luggage space for tools. That forced the duo to wear every article of clothing on the plane.

They landed on the Big Island in a sweat.

The budget, on the other hand, was something they could chill out about: $11,000 - cheaper than the price of a new car. With the half-acre lot cleared, Wolfe and her mother got to work, building the main living space 15 feet high up on stilts.

The duo recycled and upcycled everything they purchased. The 1970s vintage fern wallpaper came from Etsy, while the bed was cobbled together from scrap materials.

Wolfe crafted the headboard out of a long shipping tube that originally held the home's window parts; she then covered it with a grass mat.

The duo built an indoor-outdoor shower with tiles made out of cork. They added air plants for a true tropical vibe.

With sun plentiful in the tropical climate, Wolfe installed solar panels to provide electricity to the home and a rainwater catchment for the toilet and the shower. There’s a copper-colored sink below latticed porthole windows that look out onto the forest.

On the main entry level, she built a hanging bed.

At the last minute, Wolfe also built a pulley so guests have an easy way to hoist their luggage to the main area. (She jokes that the device should have been the first thing she installed, since it would have made construction much easier.)

The entire home took 2 1/2 months to finish.

There's snorkeling and hiking nearby. The home is also near Hilo and Hawaii Volcanoes National Park, where Wolfe often travels to watch lava flow into the ocean.

"It looks like the end of the world," she said. "You can walk within feet of it, and it's absolutely hypnotizing. It’s kind of like a lava lamp - it looks like that, dropping off the cliff into the ocean, splashing and causing all this steam. It's one of the coolest things I've ever seen."

Wolfe just bought the lot next door and plans, eventually, to put something there.

"I had built a tiny house, and I wanted to do something different, and a treehouse seemed like a fun, totally unique place," Wolfe said. "I think everybody has wanted to stay in a treehouse. It just seems to fit a jungle."

This home is currently available as a short-term rental.
