Summer hasn’t fully been Summer without you

It’s August. The Dodgers sit at 74-31. They’ve lost 31 times all season long. They’re going to roll to the World Series and win the whole damn thing. I saw one of their most magical wins all season in person.

And yet, something just seems to be missing from these hot summer nights with the lights off and the air cranking in my home. I have to wonder if Vin should have just hung on for one more season. Or maybe this was the way it was supposed to be written.

But I miss the voice of that old man. With all the magic we speak of at Dodger Stadium, that city, the current roster; it seems just a hair less magical without Vin up in the booth and part of it all.

And that is all for this thought on this late night.

Aaron Judge tags Michael Fulmer for home run 34

A really good pelt was hung on Aaron Judge’s big game wall tonight in the Bronx. With the Yankees in control 4-1, Judge faced a 2-0 count against Michael Fulmer, and Fulmer decides it’s time for a inside change up which was up and in Judge’s hot zone on the inner half. This is what resulted:

Yankees win the game 7-2. All you UNDER 8.5 (this made all the sense in the world with Fulmer and Luis Severino going) lost, and of course you did. Because the opposite of what should happen in MLB totals happens.

Judge is making moves. With this being the last calendar day of July, he needs eight home runs in each of the final two months to run down 1987 Mark McGwire. We’re pulling for him big time man!

Los Angeles Dodgers trade for Yu Darvish; make deadline a splash

Man, this was a huge day of moves for the Los Angeles Dodgers. Here’s what they added:

  • Traded for Yu Darvish
  • Traded for Tony Watson
  • Traded for Tony Cingrani

Most of all what they didn’t do – they didn’t trade prospects Walker Buehler or Alex Verdugo. That’s almost unbelievable. How in the world did they get the Rangers to pony up Darvish by only giving up Willie Calhoun?

The big one went down right at the deadline bell – with the official news of Yu Darvish to the Dodgers breaking after the 4:00 PM ET deadline hit.

There were a gazillion other moves today. Sonny Gray got dealt. Tim Beckham. Jeremy Jeffress. Brandon Kintzler. The Corpse of Joaquin Benoit. Francisco Liriano. Joe Smith.

But Darvish to the Dodgers, that Asian media and fan base; I mean holy shit it’s perfect! Hand them the damn trophy now please.

Dodgers pull a Sunday Night Baseball Miracle like all their other Miracles

[Dodgers 3, Giants 2 (11)]

Man, you just can’t bet against the Dodgers. Ever.

Last night I bit on Madison Bumgarner and the +140 Giants. It’s probably the first time this year I’ve went against the Dodgers. It was too much value to pass up.

The Dodgers trailed two different times by a run with just three outs to go and rallied both times to tie the game. Corey Seager had three more hits. He absolutely ate the Giants alive in this series to the tune of eight hits, two homers, and three doubles.

The Dodgers got a walk-off hit from some no-namer making his MLB debut to win in 11. This happened after I was asleep so I failed to get the post up.

The Dodgers tied it at 1-1 after Yasiel Puig singled up the middle in the ninth. Hyun-Jin Ryu was about as incredible as I’ve ever seen him look; matching Madison Bumgarner stride for stride.

tldr; The Dodgers are not to be messed with this season. There’s just something REALLY magical going down at that stadium this season. More than maybe ever before.

'I Wasn't Looking to Sell My Home, But for the Right Price...'

Francis, a Seattle homeowner, shares what it was like to sell a house without putting it on the market. As told to Jamie Birdwell-Branson.

Shortly after moving into my Seattle house in 2015, I listed it on Zillow’s for-sale-by-owner pre-market feature, Make Me Move. I got everything organized and listed my home for $100,000 more than what I had just paid.

I thought my home had a lot to offer. I played up the lot, which was giant for Seattle at about 8,000 square feet. The house was also in a really picturesque neighborhood with a great location. The real selling point of the house, though, was the excellent public school district, which I thought would speak to young families.

I knew that I wasn't going to sell the house right away, because I didn't want to pay a capital gains tax, which you incur if you sell your primary residence before you've lived in it for two years. Knowing this, I just wanted to feel out the interest in the neighborhood and the house - just to keep a pulse on the market. If I got a wild offer, however, I figured I’d take the 15-percent capital gains hit, even knowing that it would be more complicated to deal with than just waiting the two years.

A couple of months went by without anyone approaching me, but a few potential buyers and agents slowly started to reach out. Once the buyers started to throw serious offers my way, I thought I might need to raise my price, because I wanted to avoid selling it under the two-year mark. Eventually, I did increase the price, because I was getting too much interest. To help me determine a better price, I looked at the comps to know if I was under or over the appropriate value of the home.

Showing the home

Out of the 20 or so hits I got over the two-year period, I showed the house to seven people. When they wanted to check it out, I set up a time for them to walk around the house for 20 minutes. During the showings, I spoke very frankly about the home’s condition. And I didn't feel the need to give a hard sell, because I had the benefit of not being in a rush to move. I could have gone either way between, "Oh yeah, I can stay here," or "I'll take the offer."

I ended up with a cash offer, but it wasn't enough. I got another cash offer that was pretty high, but then a couple whose friends lived on the street approached me with an even better offer. We sealed the deal on the condition that closing day would be after that official two-year mark so I could avoid the capital gains tax.

This was a pretty easy decision to make, because I knew I could buy my sister's condo. That was really the deciding factor: I knew I could take the cash offer and buy a condo at a good price, without competing in the market with everyone else. At some point, you have to say to yourself, "OK, this is enough money to feel comfortable and happy moving from this investment to another one."

The process

In comparison to a traditional real estate transaction, the Make Me Move experience was surprisingly straightforward. If you're not in a big rush and you find a buyer that's willing to work with you, drawing up a contract is relatively easy. If you’re hesitant to do it alone, don’t let the paperwork intimidate you, because it's all boilerplate and very sensible. If you've gone through buying a house once, you can handle the paperwork without any issues.

Listing your home pre-market is a great way to test the market and buy or sell in a low-pressure way - and potentially save money.

The best thing about selling a house on your own is that everyone can just be honest about their expectations - whether it's the buyer or the seller. For the buyer, it's more transparent if the seller is serious. And then you can say, "OK, can I afford this? And is that what I want for that price?" versus just going into a blind bidding situation.

For the seller, you're not on any hard timeline, and you don't have to stage a house or lose money on a mortgage for a house that's just sitting there. You can plan the logistics a little better when it's all on your terms.

Hidden Costs of Homeownership Typically Top $9,000 a Year

Buyers too often focus on a home’s list price or mortgage payment to determine what they can afford. However, the numerous less-obvious costs associated with homeownership can affect the monthly bottom line.

To help home buyers budget more accurately, Zillow and Thumbtack identified several common but often overlooked home expenses and calculated what homeowners around the country could expect to pay for them. The analysis also included utility cost estimates from UtilityScore.

While each extra expense might seem small, they cost U.S. homeowners, on average, $9,080 a year, according to the report.

Unavoidable costs

Nationally, homeowners pay an average of $6,059 a year in unavoidable costs, which include homeowners insurance, property taxes and utilities. Since nearly half (47 percent) of home shoppers today are first-time buyers, many of these extra costs may come as a surprise.

San Francisco homeowners pay the most of the metros analyzed ($13,019 on average), primarily due to the market's high home values and property taxes. Indianapolis homeowners pay the least ($4,699).

Maintenance expenses

Nearly all homeowners (96 percent) have made some kind of improvement to their homes, according to the 2016 Zillow Group Report on Consumer Housing Trends. While many complete these projects themselves, those who pay professionals can expect to spend an average of $3,021 for the six most common hired home projects requested by Thumbtack users: carpet cleaning, yard work, gutter cleaning, HVAC maintenance, house cleaning and pressure washing.

Labor costs can vary significantly by region, with Seattle homeowners paying as much as $4,052 a year on average for those six projects, while San Antonio homeowners pay an average of $1,962.

Budget planning

More than a third of buyers go over budget on a home purchase. To help buyers better understand the total cost of homeownership, Zillow Group launched RealEstate.com, a website that allows people to search by the "All-In Monthly Price" of owning that home. In addition to the mortgage, the price includes estimated property taxes, insurance, PMI, utilities, taxes, HOA fees and closing costs.

Aaron Judge’s Debut Jersey goes for $157,000 in an auction

Aaron Judge – and anything associated with his name; cards, figures, other memorabilia – have exploded in the collector market.

Consider this: the jersey that Judge wore in his big league debut (a game he homered in) closed at $157,366 final bid this morning.

The winning bid in the auction, held by Steiner Sports, represents the highest price paid for any jersey worn in the four major U.S. pro sports leagues in the past 15 years. It topped the $135,060 paid last month for the jersey Golden State Warriors guard Stephen Curry wore in Game 3 of this year’s NBA Finals.

The sale price on the Judge jersey is a huge jump from the price paid for a game-used jersey Steiner sold just last month. The jersey Judge wore May 28, when he hit his first career grand slam, sold for $45,578.

The Yankees market has always been a little nuts, but when this kid started to take off; it went totally bonanza. Honestly, I can’t say I haven’t fallen prey a little bit. I have started collecting Aaron Judge stuff. I wouldn’t mind a baseball, and some cards; anything I can pass down to my son when he’s a little older.

But yeah, if you’re dropping this much on a jersey you better hope that this isn’t the only huge year of Judge’s career.

Adrian Beltre is in the 3,000 Hit Club

Today in Arlington under the sun, Adrian Beltre became the 31st member in baseball to join the 3,000-hit club.

The game didn’t go the way the Rangers probably hoped, in that they got bombed and lost 10-6 to the Orioles who are kind of just playing out the string for the time being.

Also important to note: Adrian Beltre is the first Dominican Republic born player to ever reach 3,000 hits.

Wait, Adrian Beltre has 2,999 career hits?

Tonight against Kevin Gausman, Adrian Beltre got his 2,999th career base knock. And how quietly has this happened? I guess outside of Arlington, there aren’t a ton of people that realize that in a day or two; most likely tomorrow, Adrian Beltre will cement himself forever as a Hall of Fame player.

He’s a fun player. He’s had an awesome career. His career statistics that will someday rest eternal on the back of his baseball card are fun to look at.

So, history is about to be made. When it happens, we’ll do him properly here. It’s just hard to believe that we didn’t even realize until tonight that Beltre was this close to history.

A Picture Perfect Saturday afternoon at Dodger Stadium

It is rare that on a Saturday in the summer, the Los Angeles Dodgers play a 4:00 Eastern time zone start (making it a 1:00 start in Los Angeles). There’s something beautiful about it. The way the sun hit the stadium today, you just knew it was a perfect day there.

Other than the aesthetics of the atmosphere, there was nothing particularly special about this one. The Dodgers were business-like in taking care of the Giants 2-1 today. Corey Seager had three hits; two of which were doubles and scored both runs on Cody Bellinger knocks.

Rich Hill went 5 and 2/3 innings and Kenley Jansen worked an inning striking out the final hitter of the game for the save. Everyone goes back to their Los Angeles, California homes happy. What a life they must be living out there tonight.

The Dodgers have now won seven in a row and are in the midst of an insane streak that dates back to the day we were there. This is an all-time type team we are watching; in terms of the history of this blog and possibly in the history of the game. A generational type team. The 2017 Dodgers.

Soak them in.

Your Saturday Baseball Post

It’s a Saturday, and arguably the most beautiful day of 2017 here where I sit. And I sit indoors and ready to take care of my kids all day long so my wife can have a day out. That said, we always put the flag pole at half mass and honor the sport of baseball on the best day of the week with this post.

This song is by a one hit wonder called ‘General Public’. It’s Tenderness, from 1984. This song will forever remind me of being in Los Angeles and listening to 93.1 JACK FM, which is easily the greatest rock station on American airwaves. It’s like if Los Santos Rock Radio from GTA V met real life. It is the true perfect soundtrack to the craziness of the city of LA. It only serves to add to your happiness while you’re there.

“Corey Seager launches another memory into the Los Angeles Night”

At Dodger Stadium – especially on Friday nights at Dodger Stadium – there’s a magic that lives and breathes inside Chavez Ravine. It’s 27 outs, and until those 27 are nailed down; the Dodgers have more than a puncher’s chance. No matter the deficit, no matter the odds; don’t you dare go to bed or bet against them.

On the day that Magic Johnson declared that “The Dodgers will win the World Series, it’s our year” the Bums had one of their most memorable victories all season long against the rotten and hated rival Giants.

Corey Seager got things underway with home run number 17 off Matt Moore to put the Dodgers up 1-0 in the first.

But he wasn’t done. The Dodgers got down in a 4-2 hole, and little by little they clawed back to tie the score 4-4. And Corey Seager saved his biggest swing for the biggest moment.

Seager’s swing is just the greatest there is when he’s locked in. And like The Natural or The Mick, he just puts his head down and runs the bases humbly. No curtain call. No hair flip. No fanfare needed. Slow heartbeat.

Seager’s 18th home run of the year. As Joe Davis said, it has happened again. The Dodgers are just absolutely never dead. They are the best team in baseball; just when you think not having Clayton Kershaw will make them slightly more human, you are corrected by what you see. They are not mortal men.

Aaron Judge Launches Home Run #33

We’re not going to do every Aaron Judge home run, simply every home run Aaron Judge hits in 2017.

The Yankees were at it again on Friday night in the Bronx winning 6-1, with Judge following up Brett Gardner to make it 2-0. This wasn’t one that will be talked about for years or anything, but he knocked the bejesus out of it.

Aaron Judge has hung another pelt on his wall. He needs just 17 more in two months and change to get us to where we all want to see him be. That magical number of 50 is getting closer. The Yankees are creeping ever closer to being a serious playoff threat.

This is all good for baseball as we’ve said from the beginning.

Designer Lookbook: Summer Thornton's Mediterranean Home Makeover

Interior designer Summer Thornton turned a newly constructed Mediterranean-style house in sunny Naples, FL into a beautiful vacation home, featuring refined decor and a soothing color palette.

"The homeowner wanted it to feel bright, casual, and elegant, so I steered the interior design toward more traditional furnishings and a light color palette with pops of color," says Thornton of the second home."It’s on a beautiful lot that backs up to water, so they’ve got amazing, peaceful views from the lanai and pool."

Thornton was also tasked with seamlessly blending the Mediterranean architecture of the house with classic styling and relaxed, casual furnishings to create an abode that encapsulates "refined Florida elegance."

Along with furnishing the home, the designer also helped with the interior architecture, choosing finishes throughout. And since it was a second home, Thornton also helped choose all the accessories, from the decorative tchotchkes down to the dishes.

"The homeowner wanted a space where they could have the whole family down for holidays and gatherings," she says. "They're grandparents, and wanted their grown kids and grandchildren to feel relaxed and comfortable."

Hailing from the Midwest, the homeowners visit the home in the winter, and they wanted to keep the decorative elements elegant and not overly tropical.

Since the homeowner was gravitating toward a tranquil color palette of blue and white, Thornton used the color scheme throughout, from indigo fabrics to graphic wallpapers and Chinese ginger jars.

And as a nod to Naples' gulf setting, Thornton incorporated tropical plants, like a fiddle-leaf fig tree, along with Audubon prints of herons and smaller decorative touches, like coral.

"In total, I think we had more than 200 pieces of coral - about 600 pounds, I believe - and over 50 pieces of blue-and-white pottery interspersed throughout the home," she says.

Thornton used metallic accents, wood, textured wallpapers, and natural fibers to add warmth and a layered look to the home.

"A few of my favorite features include the flora and fauna hand-painted panels in the foyer, the blue-and-white Granada tile backsplash in the lanai, and the faux-bois wallpaper in one of the guest bedrooms," she says.

Get the look at home

  • Look to nature for inspiration. "Too often I see homes full of beige and tan because people think it will go with anything," says Thornton. "But if you look at nature, there's a variety of tones and colors and shades found throughout. Green and blue are so prominent in nature that the eye actually sees them as a neutral." Thornton advises mixing and matching colors when choosing furniture, paint, and decorative elements.
  • Accessorize, accessorize, accessorize. “Most homes I see are 80 percent complete," says Thornton. "They have all the furnishings, all the must-have items, but they're missing the touches that make a house feel like a home." Layering and stacking decorative accessories gives a room a finished look. Starting a collection is a good way to amass items that can add personality to your home. "Once you do, your home will feel more personal, unique, and complete," she says.
  • Mix your metals."I’m a firm believer that kitchens often feel flat because everything matches too perfectly," says Thornton. "By simply changing your cabinet hardware, you create a whole new look." In this home’s kitchen, Thornton mixed three different pull styles, and used both brass and polished nickel.
  • Find pillows that pop."Most of the upholstery in this home was white, so we made it pop with colorful pillows," she says. Grab your favorite pillows and textiles, and layer them on your couch or bed to give your home an effortlessly collected look.

Luis Severino is the Baddest Motherfucker on the Planet

Finally, a New York Yankees post that doesn’t feature Aaron Judge. But only because he had the day off.

The Yankees should have Sonny Gray (and maybe Yonder Alonso) done by Friday according to Jon Heyman. But it doesn’t matter as much because they’ve already got one of the best pitchers in all of baseball throwing for them every fifth day.

The best part of this Yankees team is Aaron Judge. The third best thing is probably Didi Gregorius. But the Robin to Judge’s Batman act is definitely Luis Severino. The most dominating young arm in the game since Noah Syndergaard in recent times.

Completely dominant this afternoon at Yankee Stadium in the Yankees win over the Reds. Seven innings of shutout baseball with nine K’s, it’s all become commonplace for the flame-throwing horse who signifies the Yankees ace.

I don’t give a shit who you are – if the Yankees sneak into the playoffs, and by getting who I think they’re about to get they’ll more than sneak; but push the Red Sox to the brink for the division title – Severino could take anyone down if he’s got his ‘A’ game going in a big postseason game.

The Yankees are more likable by the day.

Jim Bowden Turns Heel, Blocks us on Twitter (Again)

We’ve mentioned that Jim Bowden has blocked us in past iterations of his twitter account. It stung. Last night – because we like him and only because we like him – we tried to throw Sirius XM’s newest NFL Fantasy expert a bone.

Eduardo Nunez was exchanging handshakes in the San Francisco Giants dugout with teammates and we got (early) word that he had been traded to the Boston Red Sox. Before Ken Rosenthal, before Jon Heyman; before anyone. We tossed it over to Jim Bowden to be nice.

Jimbo was probably in bed after a long day of researching NFL mock drafts. But we tried again:

Still nothing out of our friend.

A couple minutes later, Ken Rosenthal had his “source” placed. He beat Jimbo and I to the punch.

And today, alas; we wake up to this:

That grinning, smirking little face. A face that not even a mother could trust. A face that has blocked one of his only remaining friends.

Ralph, we deserved better.

If you’re keeping score at home, Ralph; a guy who once was Ralph’d in the middle of the night by an enemy with “Byrd to Yankees” was spoonfed solid information and Ralphed us for not Ralphing him.

Using toxic chemicals to clean
Let’s take a moment to think about the reason you’re actually cleaning anyway…to kill infection- and illness-causing bacteria, right? Then, you’ll be surprised to know many of the cleaning products you’re using could be harmful to your health. The Environmental Working Group has published a “Hall Of Shame” list of worst-offending cleaning products, many of which are banned in other countries and have ingredients known to cause cancer, blindness and more.

Flushing the toilet with the lid up
You pee, wipe, stand up, and just flush the toilet, right? It sounds basic enough. But flushing the toilet with the lid still up is a mistake, because there’s this thing called “toilet plume” you may not know about. “Toilet plume” is the mixture of small waste particles and water in your toilet that can shoot aerosolized feces as high as 15 feet into the air when you flush. Yuck, and no thank you.

A study conducted at the University of Oklahoma found that “toilet plume could play a contributory role in the transmission of infectious diseases.” Another study in 2012 at Leeds University discovered that a germ called C. difficile can be catapulted up to 10 inches above the toilet seat every time you flush with the lid open.
