Summer hasn’t fully been Summer without you

It’s August. The Dodgers sit at 74-31. They’ve lost 31 times all season long. They’re going to roll to the World Series and win the whole damn thing. I saw one of their most magical wins all season in person.

And yet, something just seems to be missing from these hot summer nights with the lights off and the air cranking in my home. I have to wonder if Vin should have just hung on for one more season. Or maybe this was the way it was supposed to be written.

But I miss the voice of that old man. With all the magic we speak of at Dodger Stadium, that city, the current roster; it seems just a hair less magical without Vin up in the booth and part of it all.

And that is all for this thought on this late night.

Aaron Judge tags Michael Fulmer for home run 34

A really good pelt was hung on Aaron Judge’s big game wall tonight in the Bronx. With the Yankees in control 4-1, Judge faced a 2-0 count against Michael Fulmer, and Fulmer decides it’s time for a inside change up which was up and in Judge’s hot zone on the inner half. This is what resulted:

Yankees win the game 7-2. All you UNDER 8.5 (this made all the sense in the world with Fulmer and Luis Severino going) lost, and of course you did. Because the opposite of what should happen in MLB totals happens.

Judge is making moves. With this being the last calendar day of July, he needs eight home runs in each of the final two months to run down 1987 Mark McGwire. We’re pulling for him big time man!

Los Angeles Dodgers trade for Yu Darvish; make deadline a splash

Man, this was a huge day of moves for the Los Angeles Dodgers. Here’s what they added:

  • Traded for Yu Darvish
  • Traded for Tony Watson
  • Traded for Tony Cingrani

Most of all what they didn’t do – they didn’t trade prospects Walker Buehler or Alex Verdugo. That’s almost unbelievable. How in the world did they get the Rangers to pony up Darvish by only giving up Willie Calhoun?

The big one went down right at the deadline bell – with the official news of Yu Darvish to the Dodgers breaking after the 4:00 PM ET deadline hit.

There were a gazillion other moves today. Sonny Gray got dealt. Tim Beckham. Jeremy Jeffress. Brandon Kintzler. The Corpse of Joaquin Benoit. Francisco Liriano. Joe Smith.

But Darvish to the Dodgers, that Asian media and fan base; I mean holy shit it’s perfect! Hand them the damn trophy now please.

Dodgers pull a Sunday Night Baseball Miracle like all their other Miracles

[Dodgers 3, Giants 2 (11)]

Man, you just can’t bet against the Dodgers. Ever.

Last night I bit on Madison Bumgarner and the +140 Giants. It’s probably the first time this year I’ve went against the Dodgers. It was too much value to pass up.

The Dodgers trailed two different times by a run with just three outs to go and rallied both times to tie the game. Corey Seager had three more hits. He absolutely ate the Giants alive in this series to the tune of eight hits, two homers, and three doubles.

The Dodgers got a walk-off hit from some no-namer making his MLB debut to win in 11. This happened after I was asleep so I failed to get the post up.

The Dodgers tied it at 1-1 after Yasiel Puig singled up the middle in the ninth. Hyun-Jin Ryu was about as incredible as I’ve ever seen him look; matching Madison Bumgarner stride for stride.

tldr; The Dodgers are not to be messed with this season. There’s just something REALLY magical going down at that stadium this season. More than maybe ever before.

'I Wasn't Looking to Sell My Home, But for the Right Price...'

Francis, a Seattle homeowner, shares what it was like to sell a house without putting it on the market. As told to Jamie Birdwell-Branson.

Shortly after moving into my Seattle house in 2015, I listed it on Zillow’s for-sale-by-owner pre-market feature, Make Me Move. I got everything organized and listed my home for $100,000 more than what I had just paid.

I thought my home had a lot to offer. I played up the lot, which was giant for Seattle at about 8,000 square feet. The house was also in a really picturesque neighborhood with a great location. The real selling point of the house, though, was the excellent public school district, which I thought would speak to young families.

I knew that I wasn't going to sell the house right away, because I didn't want to pay a capital gains tax, which you incur if you sell your primary residence before you've lived in it for two years. Knowing this, I just wanted to feel out the interest in the neighborhood and the house - just to keep a pulse on the market. If I got a wild offer, however, I figured I’d take the 15-percent capital gains hit, even knowing that it would be more complicated to deal with than just waiting the two years.

A couple of months went by without anyone approaching me, but a few potential buyers and agents slowly started to reach out. Once the buyers started to throw serious offers my way, I thought I might need to raise my price, because I wanted to avoid selling it under the two-year mark. Eventually, I did increase the price, because I was getting too much interest. To help me determine a better price, I looked at the comps to know if I was under or over the appropriate value of the home.

Showing the home

Out of the 20 or so hits I got over the two-year period, I showed the house to seven people. When they wanted to check it out, I set up a time for them to walk around the house for 20 minutes. During the showings, I spoke very frankly about the home’s condition. And I didn't feel the need to give a hard sell, because I had the benefit of not being in a rush to move. I could have gone either way between, "Oh yeah, I can stay here," or "I'll take the offer."

I ended up with a cash offer, but it wasn't enough. I got another cash offer that was pretty high, but then a couple whose friends lived on the street approached me with an even better offer. We sealed the deal on the condition that closing day would be after that official two-year mark so I could avoid the capital gains tax.

This was a pretty easy decision to make, because I knew I could buy my sister's condo. That was really the deciding factor: I knew I could take the cash offer and buy a condo at a good price, without competing in the market with everyone else. At some point, you have to say to yourself, "OK, this is enough money to feel comfortable and happy moving from this investment to another one."

The process

In comparison to a traditional real estate transaction, the Make Me Move experience was surprisingly straightforward. If you're not in a big rush and you find a buyer that's willing to work with you, drawing up a contract is relatively easy. If you’re hesitant to do it alone, don’t let the paperwork intimidate you, because it's all boilerplate and very sensible. If you've gone through buying a house once, you can handle the paperwork without any issues.

Listing your home pre-market is a great way to test the market and buy or sell in a low-pressure way - and potentially save money.

The best thing about selling a house on your own is that everyone can just be honest about their expectations - whether it's the buyer or the seller. For the buyer, it's more transparent if the seller is serious. And then you can say, "OK, can I afford this? And is that what I want for that price?" versus just going into a blind bidding situation.

For the seller, you're not on any hard timeline, and you don't have to stage a house or lose money on a mortgage for a house that's just sitting there. You can plan the logistics a little better when it's all on your terms.

Hidden Costs of Homeownership Typically Top $9,000 a Year

Buyers too often focus on a home’s list price or mortgage payment to determine what they can afford. However, the numerous less-obvious costs associated with homeownership can affect the monthly bottom line.

To help home buyers budget more accurately, Zillow and Thumbtack identified several common but often overlooked home expenses and calculated what homeowners around the country could expect to pay for them. The analysis also included utility cost estimates from UtilityScore.

While each extra expense might seem small, they cost U.S. homeowners, on average, $9,080 a year, according to the report.

Unavoidable costs

Nationally, homeowners pay an average of $6,059 a year in unavoidable costs, which include homeowners insurance, property taxes and utilities. Since nearly half (47 percent) of home shoppers today are first-time buyers, many of these extra costs may come as a surprise.

San Francisco homeowners pay the most of the metros analyzed ($13,019 on average), primarily due to the market's high home values and property taxes. Indianapolis homeowners pay the least ($4,699).

Maintenance expenses

Nearly all homeowners (96 percent) have made some kind of improvement to their homes, according to the 2016 Zillow Group Report on Consumer Housing Trends. While many complete these projects themselves, those who pay professionals can expect to spend an average of $3,021 for the six most common hired home projects requested by Thumbtack users: carpet cleaning, yard work, gutter cleaning, HVAC maintenance, house cleaning and pressure washing.

Labor costs can vary significantly by region, with Seattle homeowners paying as much as $4,052 a year on average for those six projects, while San Antonio homeowners pay an average of $1,962.

Budget planning

More than a third of buyers go over budget on a home purchase. To help buyers better understand the total cost of homeownership, Zillow Group launched RealEstate.com, a website that allows people to search by the "All-In Monthly Price" of owning that home. In addition to the mortgage, the price includes estimated property taxes, insurance, PMI, utilities, taxes, HOA fees and closing costs.

Aaron Judge’s Debut Jersey goes for $157,000 in an auction

Aaron Judge – and anything associated with his name; cards, figures, other memorabilia – have exploded in the collector market.

Consider this: the jersey that Judge wore in his big league debut (a game he homered in) closed at $157,366 final bid this morning.

The winning bid in the auction, held by Steiner Sports, represents the highest price paid for any jersey worn in the four major U.S. pro sports leagues in the past 15 years. It topped the $135,060 paid last month for the jersey Golden State Warriors guard Stephen Curry wore in Game 3 of this year’s NBA Finals.

The sale price on the Judge jersey is a huge jump from the price paid for a game-used jersey Steiner sold just last month. The jersey Judge wore May 28, when he hit his first career grand slam, sold for $45,578.

The Yankees market has always been a little nuts, but when this kid started to take off; it went totally bonanza. Honestly, I can’t say I haven’t fallen prey a little bit. I have started collecting Aaron Judge stuff. I wouldn’t mind a baseball, and some cards; anything I can pass down to my son when he’s a little older.

But yeah, if you’re dropping this much on a jersey you better hope that this isn’t the only huge year of Judge’s career.

Adrian Beltre is in the 3,000 Hit Club

Today in Arlington under the sun, Adrian Beltre became the 31st member in baseball to join the 3,000-hit club.

The game didn’t go the way the Rangers probably hoped, in that they got bombed and lost 10-6 to the Orioles who are kind of just playing out the string for the time being.

Also important to note: Adrian Beltre is the first Dominican Republic born player to ever reach 3,000 hits.

Wait, Adrian Beltre has 2,999 career hits?

Tonight against Kevin Gausman, Adrian Beltre got his 2,999th career base knock. And how quietly has this happened? I guess outside of Arlington, there aren’t a ton of people that realize that in a day or two; most likely tomorrow, Adrian Beltre will cement himself forever as a Hall of Fame player.

He’s a fun player. He’s had an awesome career. His career statistics that will someday rest eternal on the back of his baseball card are fun to look at.

So, history is about to be made. When it happens, we’ll do him properly here. It’s just hard to believe that we didn’t even realize until tonight that Beltre was this close to history.

A Picture Perfect Saturday afternoon at Dodger Stadium

It is rare that on a Saturday in the summer, the Los Angeles Dodgers play a 4:00 Eastern time zone start (making it a 1:00 start in Los Angeles). There’s something beautiful about it. The way the sun hit the stadium today, you just knew it was a perfect day there.

Other than the aesthetics of the atmosphere, there was nothing particularly special about this one. The Dodgers were business-like in taking care of the Giants 2-1 today. Corey Seager had three hits; two of which were doubles and scored both runs on Cody Bellinger knocks.

Rich Hill went 5 and 2/3 innings and Kenley Jansen worked an inning striking out the final hitter of the game for the save. Everyone goes back to their Los Angeles, California homes happy. What a life they must be living out there tonight.

The Dodgers have now won seven in a row and are in the midst of an insane streak that dates back to the day we were there. This is an all-time type team we are watching; in terms of the history of this blog and possibly in the history of the game. A generational type team. The 2017 Dodgers.

Soak them in.

Your Saturday Baseball Post

It’s a Saturday, and arguably the most beautiful day of 2017 here where I sit. And I sit indoors and ready to take care of my kids all day long so my wife can have a day out. That said, we always put the flag pole at half mass and honor the sport of baseball on the best day of the week with this post.

This song is by a one hit wonder called ‘General Public’. It’s Tenderness, from 1984. This song will forever remind me of being in Los Angeles and listening to 93.1 JACK FM, which is easily the greatest rock station on American airwaves. It’s like if Los Santos Rock Radio from GTA V met real life. It is the true perfect soundtrack to the craziness of the city of LA. It only serves to add to your happiness while you’re there.

“Corey Seager launches another memory into the Los Angeles Night”

At Dodger Stadium – especially on Friday nights at Dodger Stadium – there’s a magic that lives and breathes inside Chavez Ravine. It’s 27 outs, and until those 27 are nailed down; the Dodgers have more than a puncher’s chance. No matter the deficit, no matter the odds; don’t you dare go to bed or bet against them.

On the day that Magic Johnson declared that “The Dodgers will win the World Series, it’s our year” the Bums had one of their most memorable victories all season long against the rotten and hated rival Giants.

Corey Seager got things underway with home run number 17 off Matt Moore to put the Dodgers up 1-0 in the first.

But he wasn’t done. The Dodgers got down in a 4-2 hole, and little by little they clawed back to tie the score 4-4. And Corey Seager saved his biggest swing for the biggest moment.

Seager’s swing is just the greatest there is when he’s locked in. And like The Natural or The Mick, he just puts his head down and runs the bases humbly. No curtain call. No hair flip. No fanfare needed. Slow heartbeat.

Seager’s 18th home run of the year. As Joe Davis said, it has happened again. The Dodgers are just absolutely never dead. They are the best team in baseball; just when you think not having Clayton Kershaw will make them slightly more human, you are corrected by what you see. They are not mortal men.

Aaron Judge Launches Home Run #33

We’re not going to do every Aaron Judge home run, simply every home run Aaron Judge hits in 2017.

The Yankees were at it again on Friday night in the Bronx winning 6-1, with Judge following up Brett Gardner to make it 2-0. This wasn’t one that will be talked about for years or anything, but he knocked the bejesus out of it.

Aaron Judge has hung another pelt on his wall. He needs just 17 more in two months and change to get us to where we all want to see him be. That magical number of 50 is getting closer. The Yankees are creeping ever closer to being a serious playoff threat.

This is all good for baseball as we’ve said from the beginning.

Designer Lookbook: Summer Thornton's Mediterranean Home Makeover

Interior designer Summer Thornton turned a newly constructed Mediterranean-style house in sunny Naples, FL into a beautiful vacation home, featuring refined decor and a soothing color palette.

"The homeowner wanted it to feel bright, casual, and elegant, so I steered the interior design toward more traditional furnishings and a light color palette with pops of color," says Thornton of the second home."It’s on a beautiful lot that backs up to water, so they’ve got amazing, peaceful views from the lanai and pool."

Thornton was also tasked with seamlessly blending the Mediterranean architecture of the house with classic styling and relaxed, casual furnishings to create an abode that encapsulates "refined Florida elegance."

Along with furnishing the home, the designer also helped with the interior architecture, choosing finishes throughout. And since it was a second home, Thornton also helped choose all the accessories, from the decorative tchotchkes down to the dishes.

"The homeowner wanted a space where they could have the whole family down for holidays and gatherings," she says. "They're grandparents, and wanted their grown kids and grandchildren to feel relaxed and comfortable."

Hailing from the Midwest, the homeowners visit the home in the winter, and they wanted to keep the decorative elements elegant and not overly tropical.

Since the homeowner was gravitating toward a tranquil color palette of blue and white, Thornton used the color scheme throughout, from indigo fabrics to graphic wallpapers and Chinese ginger jars.

And as a nod to Naples' gulf setting, Thornton incorporated tropical plants, like a fiddle-leaf fig tree, along with Audubon prints of herons and smaller decorative touches, like coral.

"In total, I think we had more than 200 pieces of coral - about 600 pounds, I believe - and over 50 pieces of blue-and-white pottery interspersed throughout the home," she says.

Thornton used metallic accents, wood, textured wallpapers, and natural fibers to add warmth and a layered look to the home.

"A few of my favorite features include the flora and fauna hand-painted panels in the foyer, the blue-and-white Granada tile backsplash in the lanai, and the faux-bois wallpaper in one of the guest bedrooms," she says.

Get the look at home

  • Look to nature for inspiration. "Too often I see homes full of beige and tan because people think it will go with anything," says Thornton. "But if you look at nature, there's a variety of tones and colors and shades found throughout. Green and blue are so prominent in nature that the eye actually sees them as a neutral." Thornton advises mixing and matching colors when choosing furniture, paint, and decorative elements.
  • Accessorize, accessorize, accessorize. “Most homes I see are 80 percent complete," says Thornton. "They have all the furnishings, all the must-have items, but they're missing the touches that make a house feel like a home." Layering and stacking decorative accessories gives a room a finished look. Starting a collection is a good way to amass items that can add personality to your home. "Once you do, your home will feel more personal, unique, and complete," she says.
  • Mix your metals."I’m a firm believer that kitchens often feel flat because everything matches too perfectly," says Thornton. "By simply changing your cabinet hardware, you create a whole new look." In this home’s kitchen, Thornton mixed three different pull styles, and used both brass and polished nickel.
  • Find pillows that pop."Most of the upholstery in this home was white, so we made it pop with colorful pillows," she says. Grab your favorite pillows and textiles, and layer them on your couch or bed to give your home an effortlessly collected look.

Luis Severino is the Baddest Motherfucker on the Planet

Finally, a New York Yankees post that doesn’t feature Aaron Judge. But only because he had the day off.

The Yankees should have Sonny Gray (and maybe Yonder Alonso) done by Friday according to Jon Heyman. But it doesn’t matter as much because they’ve already got one of the best pitchers in all of baseball throwing for them every fifth day.

The best part of this Yankees team is Aaron Judge. The third best thing is probably Didi Gregorius. But the Robin to Judge’s Batman act is definitely Luis Severino. The most dominating young arm in the game since Noah Syndergaard in recent times.

Completely dominant this afternoon at Yankee Stadium in the Yankees win over the Reds. Seven innings of shutout baseball with nine K’s, it’s all become commonplace for the flame-throwing horse who signifies the Yankees ace.

I don’t give a shit who you are – if the Yankees sneak into the playoffs, and by getting who I think they’re about to get they’ll more than sneak; but push the Red Sox to the brink for the division title – Severino could take anyone down if he’s got his ‘A’ game going in a big postseason game.

The Yankees are more likable by the day.

Jim Bowden Turns Heel, Blocks us on Twitter (Again)

We’ve mentioned that Jim Bowden has blocked us in past iterations of his twitter account. It stung. Last night – because we like him and only because we like him – we tried to throw Sirius XM’s newest NFL Fantasy expert a bone.

Eduardo Nunez was exchanging handshakes in the San Francisco Giants dugout with teammates and we got (early) word that he had been traded to the Boston Red Sox. Before Ken Rosenthal, before Jon Heyman; before anyone. We tossed it over to Jim Bowden to be nice.

Jimbo was probably in bed after a long day of researching NFL mock drafts. But we tried again:

Still nothing out of our friend.

A couple minutes later, Ken Rosenthal had his “source” placed. He beat Jimbo and I to the punch.

And today, alas; we wake up to this:

That grinning, smirking little face. A face that not even a mother could trust. A face that has blocked one of his only remaining friends.

Ralph, we deserved better.

If you’re keeping score at home, Ralph; a guy who once was Ralph’d in the middle of the night by an enemy with “Byrd to Yankees” was spoonfed solid information and Ralphed us for not Ralphing him.

Using toxic chemicals to clean
Let’s take a moment to think about the reason you’re actually cleaning anyway…to kill infection- and illness-causing bacteria, right? Then, you’ll be surprised to know many of the cleaning products you’re using could be harmful to your health. The Environmental Working Group has published a “Hall Of Shame” list of worst-offending cleaning products, many of which are banned in other countries and have ingredients known to cause cancer, blindness and more.

Flushing the toilet with the lid up
You pee, wipe, stand up, and just flush the toilet, right? It sounds basic enough. But flushing the toilet with the lid still up is a mistake, because there’s this thing called “toilet plume” you may not know about. “Toilet plume” is the mixture of small waste particles and water in your toilet that can shoot aerosolized feces as high as 15 feet into the air when you flush. Yuck, and no thank you.

A study conducted at the University of Oklahoma found that “toilet plume could play a contributory role in the transmission of infectious diseases.” Another study in 2012 at Leeds University discovered that a germ called C. difficile can be catapulted up to 10 inches above the toilet seat every time you flush with the lid open. Years Of British Ridiculousness Pave The Way For UK PropTech Boom

It’s been a fascinating, if occasionally turbulent, few years here in the UK; when David Cameron first promised a referendum on EU membership back in 2015, even our best minds had no idea quite how dumbfounding the events that followed would be.

A sure-fire win for Remain was upturned by a narrow a Leave victory, at which point Cameron jumped ship before most of us had buttered our toast. Michael Gove, having stated repeatedly that he doesn’t have what it takes to be leader, stabbed Boris in the back by telling the nation that he’s the only man who has what it takes to be leader. It didn’t take long for Gove to reveal his overt repugnance, and after Andrea Leadsom suggested that only a parent could lead the country, she too fell away. It was Theresa May who finally staggered from the flames.

Despite a relatively strong Tory governance, May grew heady from surprisingly positive opinion polls and, having previously stated on multiple occasions that she would never plunge the country into a snap election, plunged the country into a snap election under the guise of strengthening her parliamentary majority and bolstering her negotiations with the EU.

That misguided plan, however, was scuppered by the The Summer Of Jeremy Corbyn. The Labour leader and old-timer surprised the entire nation, not least his own shadow cabinet, by stripping the Tories of any sort of majority at all. People like Jeremy because he seems honest and promotes peace and takes the bus just like you and me. But then other people hate Jeremy because he seems dishonest and is almost definitely ‘a terrorist’ and doesn’t even own a car.

In the midst of all this rubbish, one would be forgiven for assuming that the atmosphere has grown somewhat sour around here, but it’s not the case. And one of the biggest surprises, post-Brexit, is the fact that the property industry has not only survived, it has thrived. If 2017 keeps going the way it is, the UK will be able to boast more PropTech investment than anywhere else in the world.

How can it be possible that the most valuable asset class of a nation in political and geographical limbo can maintain such growth? The way I see it, there are a few reasons.

UK PropTech

Brexit Boom

All anticipation of a post-Brexit property slump was proven wrong almost immediately. In fact, since Brexit, UK commercial property is healthier and seemingly more prosperous than ever.

It is my opinion that the vote to leave Europe may have contributed directly to this period of boom. By drawing attention to an uncertain future, Brexit may have forced big companies that hold a major stake in the UK economy to play their hand earlier than they were perhaps planning to.

In or out of Europe, the UK, and London in particular, are essential hubs for big US companies. The UK is America’s portal to the European market and, because business is carried out in the English language, it likely always will be. Therefore, companies like Facebook, Google and Apple have significant interests in the health of our economy. As such, in the wake of Brexit, they may have felt the need to act quickly to show solidarity and belief in the future of Britain. Apple purchased much-revered office space in the Battersea Power Station and Google has committed to a sprawling ‘landscraper’ campus in historic King’s Cross.

Had Cameron not been a complete twonk and called for a referendum based on self-interest and vanity, these companies might not have yet played their hands, in terms of investing further in the UK, and 2017 wouldn’t be proving such a bumper year for property.

What about UK PropTech?

Let’s move away from general property to focus on UK PropTech. What forces have allowed investment and growth to keep rising in a period of such uncertainty?

First and foremost, it was time. Between 2014 and 2016, America and Asia enjoyed the majority of investor’s interest. Millions upon millions were ploughed into disruptive startups as well as established companies pivoting to survive in this period of digital transformation. Meanwhile, the UK plodded along, sure and steady, waiting for its time in the spotlight. That time is now. America and Asian investment have levelled off and all eyes have turned to Europe.

But that’s not to sell short the talent that we have in the UK. Our budding startups and emerging brands have made bold moves to try and push increased adoption of their services and products. The property world is notoriously cagey towards new tech and one early barrier to the UK’s success was a reluctance to adopt the innovative systems being introduced.

UK PropTech

That’s why PropTech companies have had to be simultaneously patient and proactive, re-analysing their business models to try and overcome initially cool receptions. One example of this is EyeSpy360, a virtual reality company who provide 360-degree virtual tours for property. In order to speed up the adoption of their tech, they made a brave and brilliant move. They realigned their plans in order to offer a Freemium service that allows anyone and everyone to create a virtual tour of their property absolutely free of charge.

A significant obstacle to wider market adoption of VR is accessibility. By providing the equipment and expertise required for people to create DIY VR property tours, EyeSpy 360 are actively contributing to the rising demand for the technology.

Numerous examples of this sort of creative problem solving have been key contributors to the rapid growth of UK PropTech.

The Queen is Ditching Deposits

Yes, the snap election was a pantomime, but it did result in a Queen’s Speech sooner than we planned. And because the Tories had lost their parliamentary majority, they were unable to push through the majority of their proposed policies. The Queen’s Speech was much shorter and lacking in solid pledges than ever before. However, what’s really interesting is that one thing that did make it in was a complete ban on the hidden fees that estate agents and landlords like charge incoming rental tenants. In a speech thin on content, it’s important that this was chosen for inclusion.

It has caused a mixed reaction; predictably, the people who get charged are happy, the ones who do the charging are glum. Fees and deposits are big news here, and there are numerous PropTech groups working to save homebuyers and renters money by eliminating extra costs.

We have companies like Purplebricks, the online estate agent, running ads like this, directly using ‘no fees’ as their hook. And then there is Reposit, a PropTech company with the singular mission of eliminating the tenancy deposit with an affordable and reliable alternative.

Interestingly, a large collective, lead by Zoopla (our equivalent of Zillow), has recently announced that they themselves are to introduce a tenancy deposit alternative; there could be no bigger sign that there is a growing interest in this niche sector.

Outlawing hidden fees is a good example of how changes in UK laws and regulations are paving the way for greater PropTech success, and it’s it’s early introduction is another example of UK PropTech enjoying a happy accident resulting from arrogant politics.

Collaboration

UK PropTech has long been a secretive industry where companies are reluctant to show too much and are closed to collaboration. But that’s normal for a young industry, still working out exactly what its core mission is. Thankfully, this is coming to an end as UK PropTech enters adolescence and entrepreneurs are realising that, to act truly in the interests of the property industry, they need to interact, share and collaborate with other companies and institutions.

For me, this sort collaboration is an essential ingredient in the future success of the UK scene. Without it, we place great limitations on the speed at which we can innovate.

As well as inter-PropTech, we are also seeing an even more exciting type of collaboration, one which demonstrates how the mentality of our major institutions is changing. One recent example is the announcement that HMLR and Ordnance Survey have partnered up with the sole purpose of helping the PropTech community with more accessible, more efficient and more comprehensive land data.

The UK has long suffered from sluggish, anti-tech attitudes from the established, traditional property firms. In 2017, we are finally leaving these Luddite attitudes behind and even the most traditional of institutions are opening up to collaboration with tech.

Open Data

The subject of land data brings me nicely to another key area of UK PropTech; the argument of open data.

Open data, data that is free for all, is quite simply essential for future growth. If big companies don’t share their data sets with each other, all they are able to do is analyse and reanalyse their own; over and over again. But if everyone shares, everyone has access to everything, and with access to everything, creative minds can do anything.

There is still some reluctance to sharing, especially from the biggest of firms, but to illustrate how seriously the idea of data is being taken in the UK, I point you in the direction of a man called Dan.

Dan Hughes is somewhat of a PropTech celebrity over here, thanks mainly to his position as Director of Data and Information Product Management at The Royal Institute of Chartered Surveyors (RICS). For such a traditional body to create such a forward looking job position shows how important the improvement of data practices is being taken, and a great indicator that we are moving towards being a truly forward thinking industry.

Some Things Still Need Work…

Things are looking good for UK PropTech, but that’s not to say there aren’t a few areas of concern. One example, and a particular niggle for me, would be the apparent reluctance to distinguish between disruption and innovation.

Although ‘disrupt’ is very much the zeitgeist term, I am firmly in the camp that believes more in innovation, and it concerns me some recent PropTech announcements and forecasts have been more focussed on disruption.

The difference between the two, as I see it, is that innovation is technological advancement for the benefit of the user; disruption is the uprooting and replacement of a previously trusted system.

Disruption certainly has its place and is an important part of the digital transformation, but here in the UK, I don’t think we are asking enough questions before accepting disruptive rather than innovative forces.

For example, over in America, since Zillow introduced instant offers as part of their service (a clear attempt to bypass the realtor), there has been a strong backlash from the realtor community, including calls to boycott the Zillow platform altogether. I think it’s interesting, and a little disappointing, that we’re not seeing similar reactions over here. Zoopla, our prominent online property portal, has, in my opinion, obvious intentions to introduce a series of services that would normally be fulfilled by a broker.

Much like Uber has nearly wiped London cabbies off the map, Zoopla could start following up on their own leads, rather than selling them on. And yet nobody is saying anything about it.

The people at the core of our PropTech industry have worked too hard and too long to be completely disrupted by a full-service giant. I hope, moving forward, we hear more from the people who want to protect the core values of property and stop those in their tracks who want to introduce forces that go against the wider and greater interests of the industry.

The UK benefits from a rich history and enviable culture that is recognised the world over. Because of that, it will forever remain a key global hub. We are lucky in that. But there is still a real issue of North and South divide. As a nation, we place too much emphasis on London, and major cities in The North remain underserved by the government as well as global investment.

For UK PropTech to truly thrive, this needs to change. Currently, London has very different cultural and political stances than the vast majority of the country, something painted in screaming colours by the Brexit vote. This is the direct result of an uneven distribution of wealth and with property being the most valuable asset class we have, it carries a large responsibility in addressing this issue.

Our political future may be impossible to predict, but that doesn’t seem to have had any effect on the appetite for UK real estate. Just so long as our industry keeps its eyes open and looking forward, and our government improves efforts to share London’s success with the rest of the country, our PropTech entrepreneurs and innovators have a clear and fruit-lined road ahead.

Or maybe it’s all down to ‘The Bo-Jo Effect’

The last few years have been negotiated with a stereotypically British bumble, and maybe that’s the secret to our success? The rest of world finds it endearing, hence Boris Johnson’s staggering popularity overseas. It could be that, rather than turn the world off, our political ineptitude has actually helped the UK become more attractive. Maybe, when we finally get our shit together, investors will get bored and PropTech investment will level off?

9 Effortless Ways to Reduce Your Electric Bill Right Now

We all want to save energy and money, right? But it’s not always so easy - perhaps you don't have the time for a home energy audit, or maybe there simply isn't room in the budget for that energy-saving appliance you want.

No worries! Here are some quick and easy ways to reduce your home energy usage right now.

Reduce hot water usage

Don't worry - you don't have to take a low-flow shower! But heating up hot water does require energy, so take the simple and painless route:

  • Adjust the water heater’s temperature. Lower your water heater to 120 degrees F (49 degrees C). An added bonus - you’ll lower the risk of scalding accidents.

  • Don't overuse the dishwasher. Try to run your dishwasher only once a day or when it’s completely full. See if your utility company offers savings for running appliances at off-peak times.
  • Wash clothes in cold water. Most modern detergents clean clothes very well with cold water. If you have items that you really need to wash in hot water, save them up and do one hot load every few weeks.

Projected savings: Up to $250 per year, depending on the number of people in your home.

Turn it off

Little things add up! An easy way to save money on your energy bill is turning off the lights, electronics, and other energy users when you’re not using them.

  • Leave a room, switch lights off. Make a habit of turning off everything in the room when you leave it - the TV, lights, your computer, etc.
  • Get the kids involved. Make a game out of turning off the lights instead of constantly reminding them to do it. Offer some sort of small, nonmonetary reward for remembering to turn off their bedroom lights for a week.
  • Install countdown timer light switches. For intermittently used rooms, such as the bathroom or laundry room, install a countdown timer light switch that will turn off the lights after a specified period, so you don't ever have to worry about it.

Projected savings: Between $100-$300 per year, depending on the number of people and rooms in your home.

Heating and cooling bill savings

Generally speaking, the furnace and air-conditioner are the big energy hogs in your home. Here are some easy ways to reduce your dependence on them - and save money!

  • Use windows strategically. Install heavy drapes or blinds on windows located in sunny areas of your home. Open the blinds on cold days to take advantage of the sun's warmth, and close them on warm days to block out the sun.
  • Install ceiling fans. This one takes a bit more effort than the others, but the payoff can be quite large. Run ceiling fans counterclockwise or downward during the summer to force cool air down into the room. Run them clockwise and upward in the winter to better distribute the warm air.

  • Adjust the thermostat. Yes, this sounds obvious, but one of the best ways to save on heating and cooling bills is simply lowering the thermostat in the winter and raising it in the summer! A programmable thermostat is ideal, but you can save money even with a traditional thermostat. In winter, lower your thermostat by 10 to 15 degrees for at least eight hours - when you leave for work, before you go to bed, or both - then raise it when you’re back.  If you have air-conditioning, do this in reverse come summer.

Projected savings: From 10-30 percent on your heating and cooling bills each year.

Fuckin’ Jim Bowden is doing Fantasy Football on Sirius XM now

Alright, so a couple of things here:

A.) Jim Bowden has obviously deleted his twitter account, and then made a new one; because we can follow him again! We previously called him “RALPH” one damn time in the kindest of manners, and he blocked us. It bothered us. Only guy who has ever blocked us who actually we felt pain over. Bowdiv is like an uncle to us.

2.) People are universally calling him “RALPH” now, in fact John Heyman did it twice yesterday:

Ralph stood by his obvious false fucking report. Hell, I still owe the guy a kick in the balls for saying one bright and early morning when the Texas closer situation was in flux that he talked to a Rangers executive and Jose Leclerc was going to get the save opportunities going forward. That very moment, I acted like Ralph myself. I cut my owned Matt Bush and picked up Leclerc. That just didn’t work out. Ya got me, Jim.

C.) I get in my car for the commute home tonight, and would you believe it but Ralph is giving his takes on what Quarterbacks to take in your fantasy FOOTBALL draft. He’s talking about Melvin Gordon’s abilities and ball carrier vision! He’s ranking tight ends with Howard Bender! Who in the world thought this was a good idea? This is a nightmare trainwreck waiting to happen and I am not about to turn my head to it. I cannot wait to listen to Jim Bowden’s fantasy football advice and his “sources” in the NFL (he is a Cowboys fan, so perfect) this season. I pray that this lasts.

Anaheim Angels Hanging Around, Mike Trout homers

The Angels won today, taking a series from the Boston Red Sox in Anaheim; and damnit if the Angels aren’t scrappy. They’re now sitting at 49-51 and 2.5 games out of the Wildcard Spot.

Mike Trout hit this solo home run to tie the game today 2-2; and is there anything more beautiful in the game of baseball than Mike Trout doing his thing in an Anaheim Angels uniform? The guy should play there forever.

Here goes his 19th home run of the season in his 55th game.

The Angels won the game on an Andrelton Simmons homer later in the game, 3-2.

I hope the Angels continue to hang around and do what I said they would before the season started, play a road game in New York for the AL Wildcard.
